Termite Report for the Sale of a Home

Unlike some states that have laws pertaining to termite control, Arizona  doesn’t require a termite inspection.  However, most lenders, insurance companies and prospective buyers will require a clear termite report for the sale of a home from a licensed termite control expert which is called a Wood-Destroying Insect Inspection Report (WDIIR).   This is to protect buyers and those that have an interest in the property from purchasing or insuring a home with potential devastating defects that they cannot otherwise detect for themselves. The termite inspection is normally carried out along with the property inspection. If the termite inspection report detects the presence of termites then the homeowner will need to make arrangements for termite treatment before the sale of the home can proceed.

A certified termite control expert will inspect your home to look for the presence of termites.  He or she will inspect any cracks in your foundation where termites are most likely to enter.  The inspector will also crawl through your attic to look for signs of termite infestation and damage.  Depending upon the size of your home, the entire process usually takes less than an hour.  It is important to know if there are termites or termite damage so the problem can be corrected before it gets worse.

Termite Treatment

The termite inspection report will indicate if we discovered termites in your home.  If termites are found there is no cause for alarm because today’s termite treatment is very effective.  The type of termite treatment that the termite control expert will recommend will depend on the extent of the termite infestation.  In some cases, your home will need to be completely fumigated to ensure the termite problem is completely eradicated.  Also, in extreme cases where there is significant termite damage to the drywall, ceiling or wood beams, these items will also need to be corrected before the home can be transferred to the new owner.

It is important to note that, even if your home was treated with termiticide during its construction, it doesn’t mean that your home is completely protected from termites.  This procedure prevents the more aggressive subterranean termites from invading your home from underneath your foundation.  However, it does not protect your home from those pesky drywood termites that enter through tiny cracks that eat the wood in your structure.
